The October Seller Question: Should I Wait Until Spring?

It is October in DFW.

The weather is finally cooperating, football is everywhere, and some sellers are asking the annual real estate question:

“Should I just wait until spring?”

Maybe.

But waiting is not a strategy by itself. It is a bet.

What Are You Betting On?

The traditional thinking is simple: spring brings more buyers, more activity, and more competition.

That can be true.

But spring also brings more sellers.

Suddenly, your house isn’t the only one getting fresh photos, freshly trimmed landscaping, and a suspiciously enthusiastic description about the “entertainer’s dream kitchen.”

And nobody knows exactly where mortgage rates, inventory, prices, or buyer demand will be when spring arrives.

What Is Happening Right Now?

The September DFW market gives sellers an interesting reason to think carefully.

Active listings fell 2.3% year over year, while the median list price was about $422,495. Homes were taking a median 62 days to sell, and 27.5% of DFW listings had price reductions.

In other words, buyers have choices, but sellers aren’t facing a giant flood of competing listings either.

Meanwhile, mortgage rates recently jumped above 7%, making affordability an even bigger part of the buyer conversation.

So waiting for spring could mean waiting for stronger seasonal demand.

Or it could mean waiting for more competition and potentially different financing conditions.

Nobody has that crystal ball.

The Better October Question

Instead of asking:

“Is spring better?”

Ask:

“What changes for me if I wait?”

Will the house be more market-ready?

Will you need to make repairs anyway?

Are you comfortable carrying the home for several more months?

Could your circumstances change?

And if spring brings more buyers, will it also bring ten more houses like yours?

Sometimes “Now” Is the Better Season

A good home doesn’t automatically need to wait for a calendar page to change.

If your property is ready, your price is realistic, and you understand your competition, October can be worth considering.

The smartest sellers aren’t trying to predict the perfect month.

They are trying to choose the best strategy for their specific home and situation.

Spring may be wonderful.

But spring is not a magic button.

And your house probably doesn’t need one.
