So two homes with similar prices can have different tax bills.

Translation: Never assume two $450K homes cost the same every month.

Insurance Matters, Too

Texas homeowners insurance is another big piece of the puzzle.

The Texas Department of Insurance says insurers can consider things such as the home’s age, roof age and material, location, replacement cost, and claims history when setting premiums.

And Texas isn’t exactly famous for boring weather.

TDI reports that the average annual homeowners premium in Texas reached $3,506 in 2025.

A home with a newer roof may look less exciting than the one with the fancy kitchen—but your future self might appreciate it.

What Will the House Need Next?

Ask:

Roof soon? HVAC aging? Older windows? Big backyard to maintain? HOA fees?

A $450K house that needs $20K of work can quickly become the more expensive choice.

Meanwhile, the slightly less glamorous house may already have the expensive stuff handled.

So, Which One Is the Better Deal?

Don’t ask only:

“Which house is cheaper?”

Ask:

“Which house gives me the best value for the money I will spend owning it?”

That’s a much smarter DFW buyer question.

Because sometimes the best deal isn’t the house with the prettiest kitchen.

Sometimes it’s the one that doesn’t surprise you six months after closing.
