Builders can offer incentives, rate buydowns, upgrades, and other promotions that can make a brand-new home look surprisingly competitive next to an existing home. Recent reporting shows builders are actively managing pricing and incentives as mortgage rates pressure affordability.

So your competition may not be the house across the street.

It could be the brand-new house two neighborhoods away.

Or the house down the road that just dropped its price.

Or the buyer who decides, “Maybe we’ll wait another month.”

So What Makes Your Home Worth Choosing?

It starts with being honest about what buyers see.

Is your price competitive?

Do your photos make the home look inviting?

Are there obvious repairs buyers will immediately notice?

Does the home offer something buyers actually care about?

And perhaps most importantly:

Does your listing make the decision easy?

Buyers are comparing everything now. Price. Condition. Location. Monthly payment. New construction incentives. Seller concessions.

Your home doesn’t need to be perfect.

But buyers need a clear reason to say, “This one makes sense.”

The October Seller Test
