Buying a DFW home right now is a little different than it was a few years ago.
You don’t necessarily have to sprint into a house, throw your best offer at it, and hope nobody else got there first.
But there is a catch: mortgage rates are still doing their best to ruin everyone’s fun.
As of September 2026, DFW has about 4.6 months of housing supply, while home-price declines have eased. At the same time, higher mortgage rates continue to put pressure on affordability.
So instead of asking only, “Can I get the seller to lower the price?”, today’s buyer should be asking better questions.
Can I negotiate more than the price?
Maybe.
Ask whether the seller may consider closing-cost assistance, repairs, or a mortgage-rate buydown. A lower purchase price is not always the only way to improve the deal.
What will my actual monthly payment be?
The list price is only part of the story.
Look at principal, interest, property taxes, insurance, HOA fees, and other ownership costs. A house that looks affordable online can feel very different once everything is added together.
How long has this home been sitting?
A home that’s been available for weeks or months may give you more information—and potentially more room for negotiation—than a brand-new listing.
Has the price already been reduced?
Check the home’s pricing history. A seller who has already adjusted the price may have different expectations than someone who just listed yesterday.
What expensive surprises are hiding behind the pretty finishes?
That gorgeous kitchen can wait.
Look at the roof, HVAC, foundation, windows, plumbing, drainage, and other major systems. Granite countertops are lovely. A healthy roof is lovelier.
Is this actually a good value?
Compare the home with similar properties—not just by price, but by condition, location, size, taxes, HOA costs, updates, and potential future expenses.
Am I buying the house—or chasing the discount?
A $20,000 discount doesn’t automatically make a house a good purchase if you don’t like the location, layout, or monthly payment.
The September 2026 DFW buyer has something valuable: room to slow down and compare. The goal isn’t simply to find the cheapest house. It’s to find a home where the price, payment, condition, and terms make sense together.
