In DFW, some yards are designed to help move rainwater away from homes and toward a planned drainage route. That little dip may be a swale—a shallow channel that helps guide water.
So, What Should a Home Buyer Look For?
Grading
Your yard should generally move water away from the house. If the yard slopes toward the foundation—or creates little puddles after rain—that deserves a closer look.
Swales
That slightly lower strip of grass might not be a landscaping mistake. It may be part of the neighborhood’s drainage system. Think of it as a tiny water highway.
Easements
An easement can give someone else certain rights to use part of your property for things such as utilities or drainage. That gorgeous empty strip may technically be your land, but that doesn’t always mean you can build whatever you want there.
Drainage Paths
Water has to go somewhere. Before buying, look at where water comes from, where it goes, and whether your backyard sits in the middle of the route.
And here’s the sneaky part: a home being approved or built doesn’t mean every future landscaping idea is automatically okay. Drainage features can be part of the property’s design, so check the plat, site plan, easements, and inspection findings before planning that dream patio.
Buyer Tip: Visit After Rain
This is one of the easiest tests.
Walk the backyard after a good Texas rain. Look for:
- Standing water
- Muddy areas
- Water flowing toward the house
- Erosion
- Drains or channels
- Water coming from neighboring lots
Your future backyard may tell you more during a thunderstorm than it does during a sunny showing.
